Every application is submitted electronically on your behalf by us after you have approved the final designs.
We are a well established Building Surveying / Consultancy Design company who have an excellent understanding of building projects accompanied with feasible design solutions.
Our team of construction professionals has vast knowledge of the building industry and its standards along with working methods. We can guide you through the complicated rules and regulations Local Authorities require and relevant types of building projects comply to.
Choosing to move house can be a very costly exercise with nothing to show for it. You have to take into account the cost of stamp duty, solicitor’s fees, estate agents and the added expenditure of moving. Your current property may suit all your needs but there could be potential to expand. Extensions, garage or loft conversions are a great way to unleash more living space and adding value to your property.
Due to the current economic climate within the Building Industry, now is a great time to improve/expand with low interest rates and very competitive quotes submitted by Builder Contractors who will be able to construct your project using our detailed designs, we have an accredited list of Builders who can provide you with costs for your project if required.
Our work ethic is based upon honestly and reliability, all our designs are fully insured.
Planning drawing and Building Regulation charges are set out below and are exclusive of VAT.
All prices exclude Planning and Building Regulation fees to your Local Authority.
We are fully insured for all liabilities and professional indemnities to the value of £1,000,000.00. Copies of our certificates are available for viewing upon request. It is essential that anyone providing design services for your home is fully insured for professional indemnity.

Are our fees value for money?
The majority of our work comes from recommendations from our clients friends and family. This cuts out the need for expensive advertising and marketing keeping our company over-heads down.
A large majority of Building Design Consultants providing Companies expect fees of approximately 13-18% of the final building project costs. A loft conversion may cost £25,000.00 with £3750.00 fees to be paid. Our fees are a fraction of these costs equating to approximately 4% of the costs. If there is a need for structural calculations we can source these for our clients also.
Our prices start from £350.00 and are fixed, add the Local Authority fees on top of our costs and this will give you a budget of how much to account for on top of your building costs. We will visit you to complete a feasibility survey free of charge with no obligation and give you the best advise for your plans.
A two storey rear/side extension with the Planning Application drawings, Building Regulation drawings and structural calculations would cost approximately £1100.00, giving you a guide price of what the building costs will be. We will also invite local Building Contractors to price for the complete project, this would include site visits, providing detailed drawings and specifications on our behalf. To summarise, our costs are approximately 4% of the total project. Local Authority feasibility and inspection fees vary due to the size of the proposed development.
For a single storey extension costing £22,000.00, the following fees need to be accounted for:
Local Authority Planning permission fee – £150.00
Local Authority Building regulations fee – £170.00(design check) + £350.00 (site inspections)
Plans to Build it fees – £700.00
Total project cost: £23370.00
